ERS, Inc. has provided Tax Increment Financing Consulting Services on behalf of the City of Chicago on the following TIF studies.
Bronzeville: ERS provided field surveys of the entire Bronzeville TIF district. Our team of surveyors performed all the work associated with the eligibility study. We supported the effort of the City to gain local community involvement and support for the establishment of the Bronzeville TIF. The project was completed in June 1998.
Stock Yard Annex: ERS support the Stock Yard Annex TIF by performing the eligibility study, assisting with the writing of the Redevelopment plan. The study was completed in 1997.
North Branch/South: The North Branch/South TIF project was primarily an Industrial TIF, ERS completed the Eligibility study for the TIF district, and the prepartation of the written report. The project was completed in September of 1995.
35th/Wallace: The 35th/Wallace TIF was established in July of 1997. ERS provided field research to complete the Eligibility study.
24th/Michigan: ERS completed the TIF Eligibility study for the 24th/Michigan TIF. ERS provided community involvement and participation in public meetings and Development Planning relative to this implementation of the TIF.
47th/King Dr: ERS was responsible for the Eligibility study, Housing Impact Study, Redevelopment Plan Study and Community Involvement for the 47th/King Dr. TIF. This project is ongoing.
47th/Halsted: The 47th/Halsted TIF is ongoing ERS is responsible for the Equalized Assessed Valuation Study, Community Involvement, Land Use Study and The Housing Impact Study.
Midway Corridor: ERS was responsible for the assisting in the preparation of the Eligibility Study we provided field analysis of existing buildings, completed the research of Equalized Assessed Valuation of all parcels and performed the calculation of the EAV growth. We participated in preparation of the Analysis for Land Use Plan. This project consists of over 8,000 PINS. The study was eventually broken down into serveral smaller TIF districts. ERS also provided services to complete the Housing Impact Study. The Study was completed in Spetember of 1999.
Belmont/Central: ERS provided the research for the Equalization Assessed Valuation of all parcels in the study area. The area consisted of over 5000 PINS. ERS participated in the Community Involvement and Community Participation for the TIF study.
